Welcome to Mystic Shores at Canyon Lake
 
Nestled among limestone bluffs and tree‑lined hills, and cradled between the bends of the Guadalupe River and the north shoreline of Canyon Lake, Mystic Shores reflects the true spirit of the Texas Hill Country.
 
Our community includes two gated neighborhoods — The Peninsula and Rio Central — along with a wide range of non‑gated acreage properties on both the north and south sides of FM 306. On the north side, larger lots, above‑ground utilities, and wooded terrain create a more rustic setting. Certain large‑acreage properties may keep limited numbers of cattle or horses, based on acreage and specific deed restrictions. On the south side, most properties have underground utilities and a more traditional subdivision feel, with lot sizes beginning at one acre.
 
Mystic Shores spans roughly 7,000 acres, with more than 2,100 home sites and fifty miles of road. All residences are served by individually installed septic systems, constructed at the time a home is built and maintained by the property owner thereafter.
 
The community supports conservation initiatives that promote biodiversity and the health of indigenous wildlife. We also encourage education on water conservation, dark‑sky practices, and native‑plant landscaping.
 
The Mystic Shores Property Owners Association is a non‑profit organization. Every property owner is an automatic member and shares responsibility for supporting and maintaining our common areas and facilities, including rights‑of‑way, easements, fencing, safety lanes, greenbelt landscaping, sprinkler systems, fountains, parks, and recreational amenities.
